Mandatory charges associated with the setting up of your tenancy
Preliminary Charges (per dwelling) - £250
Payable in full prior to negotiations commencing. If negotiations are unsuccessful and your offer is not accepted a full refund will be issued.
Referencing Charge (per individual) - £60
This charge is payable by each person or company named as tenant. It covers the costs of processing the application and referencing checks on documents authenticity by an independent agency.
Right to Rent Charge (per dwelling) - £25
We must check every occupant over 18 has the legal right to rent in the UK.
Inventory Check In/Schedule of Condition (per dwelling) - upwards of £80 + (inc. VAT) price on application
An independent inventory company will be appointed to provide a check in inventory/schedule of condition. The cost of this is dependent on the size and content of property and is payable by the in going tenant. Prospective tenants will be advised the cost at the outset of negotiations.
Short Let Fee (per dwelling) – From £450
This fee applies to short term lettings only and covers the cost of preparing an Agreement, an inventory check-in and an end of tenancy clean.
Rent in Advance – 1 Month
Under the terms of most tenancy agreements you will usually be required to pay 1 month rent in advance prior to commencement of the tenancy.
Deposit – 6 weeks’ rent
It will likely be held by us as stakeholder. We use a government authorised protection service called Mydeposits and tenant deposits are held in line with their terms and conditions. Further information can be found at their website
Deposit Protection Fee (per dwelling) - £48
Registering of your deposit in the tenancy deposit scheme (ASTs only).
